Johnny Yap, pursued a Diploma in Information Technology and spent nine years working with Labuan investment bank, handling foreign exchange investments. Afterward, he shifted gears into the hotel industry, managing a well-known hotel. However, the COVID-19 pandemic forced the hotel to close, leading Johnny to explore new career paths. This led him to venture into sales.
Transition to Full-Time Real Estate Agent
Johnny had been keeping an eye on his former colleague, Stev Yap, who had found success in the real estate industry. Intrigued, Johnny reached out to Stev to learn more about the real estate agency business. After Stev shared his experiences, Johnny felt that real estate was the career he had been searching for. Despite being almost 40 years old and facing the challenge of transitioning from a stable income job to a commission-based livelihood, Johnny believed in the potential for success by following in the footsteps of accomplished individuals. With just RM10,000 in savings, he resigned from his job and committed to a full-time career in real estate.
Joining IQI Sabah Sifu Property Team
On May 1st, Johnny officially joined the IQI Sifu Sabah Property Team. By May 9th, he had successfully closed his first lease transaction. He attributes this swift success to the Break Egg System within his company, boosting his confidence. Johnny emphasizes the importance of closing the first deal as a real estate agent, believing that the confidence gained from this accomplishment leads to subsequent successes.
Learning is the Key to Success
Johnny emphasizes the importance of continuous learning in the real estate industry. Describing himself as a knowledge sponge, he attends various training courses provided by the company to stay updated and enhance his skills. He believes that success comes to those who are prepared, making learning a vital component to seize opportunities when they arise.
Success through Following Successful Leaders
Inspired by Stev Yap’s focus on personal branding in the real estate industry, Johnny dedicates time to building his own brand. This includes utilizing professional software for copywriting and image processing. He also values online tools like propbuddy to create his personal website. Johnny underscores the need to treat real estate as a full-time job, spending at least 8 hours daily on real estate-related tasks to achieve success.
Challenges of Building Trust as a Real Estate Agent
According to Johnny, the biggest challenge as a real estate agent is building trust with property owners. He believes that owners entrust their properties to agents based on trust in their character, work ethics, and capabilities. This trust is the secret to his monthly success in closing deals.

Johnny observes a lack of motivation among young buyers to own property. He dedicates time to building trust and sharing advice on property ownership. He guides them on the financial aspects of purchasing a property, stressing the importance of preparation.

而他一直在注意其曾经的工作伙伴Stev Yap自从投入房地产行业越做越好的感觉，就主动联系Stev Yap了解房地产中介行业。经过Stev Yap的热情分享，他觉得房地产就是他寻觅已久的事业形态，只是他顾虑到已经快要40岁了，如果要从领固定收入的行业跳出来做一个没有固定收入的只是要靠佣金的生活，的确有一定的挑战毕竟还需要养家，但是其转念一想，人生还有几个十年，只要他跟着成功人士的脚步走，他也一定会成功。于是他带着仅有的一万块马币存款从工作中辞职，全职从事房地产中介。
5月1号正式加入IQI Sifu Sabah Property Team,全职从事地产中介，5月9日就成功破蛋，成交了第一单租约。其很推崇其公司中的Break Egg System，让他很快就掌握到方法成功于短时间内成交第一单，让他信心倍增。他认为一个地产中介最重要的就是成交第一单，只要可以成交第一单，就会信心成交下一单。
他看到他的领导人Stev Yap在从事房地产中介时很注重个人品牌的建立，于是他就模仿Stev Yap的做法，花很多时间在建立品牌，包括文案处理，图片处理都用上专业软件，甚至chatgpt刚推出就花时间来学习。他也选择透过propbuddy 建立了属于自己的个人网站。
